University of Stirling - Employment PageEnergy Performance Certificates Explained
From January 2009 all commercial buildings in Scotland over 50m2 will need an energy performance certificate (EPC) whenever they are let or sold. This requirement has applied to all new buildings since May 2007. Building owners may face fines of up to £5,000 if found not to have an EPC.The certificates are designed to encourage owners to reduce carbon emissions and are valid for 10 years.
The certificates show carbon dioxide (CO2) ratings in bandings from A to G, with A being the least polluting. The numbers refer to the calculated carbon dioxide emissions in terms of kg per m2 per year.
The EPCs are issued by independent assessors at cost to the building owner. A list of independent assessors and detailed information on the certificates can be found on the Scottish Building Standards website.
