The Building Warrant Process

Working on SiteTo obtain a building warrant, an application form, fee, and detailed plans should be submitted to the Building Standards Service of the Council. The time taken to respond to your application will depend on various factors but most importantly, on the quality and completeness of the information that is submitted with your application.

Plans submitted must be legible and clearly indicate the proposals. The means of complying with the Building Standards should be clear and the materials and methods of construction specified.

The information is checked to ensure sufficient detail is included and that the proposed work complies with the Building Standards. The submission of inaccurate or incomplete information may result in the issue of your building warrant being delayed.

A Building Standards Surveyor will advise you if your application does not comply. This gives you the opportunity to discuss the items raised and to provide corrections / adjustments to your plans so that they do comply.

Flow ChartOnce a building warrant is granted, work may commence, so long as you have obtained any other statutory permission that you may require. The service must be informed when the work is starting, at certain stages of construction and also when work is complete.

Once complete, a Completion Certificate must be submitted. The Council will make reasonable enquiries to determine that the work carried out complies with the building warrant and if so, a Notice of Acceptance will be issued. Once you have this Notice, the building may then be used.
