Planning approval was given in December 2023 for the 593-acre site to the south of Stirling which will see the creation of more than 3,000 new homes, 25 per cent of which will be affordable housing.
Since then, Barratt Homes has become the lead developer at Durieshill and has acquired the whole site from Springfield Properties.
As a result, Barratt requested to change the housing types in three plots in the central part of the site (around 17% of the development) to their own units.
A total of 543 properties, ranging from one to five-bedroom homes, will be built in the first phase of the development, featuring apartments, terraced, semi-detached and detached units. Affordable housing will amount to 25% on the three plots.
There will also be some changes to road layouts, parking and other infrastructure. A range of sustainability measures are included in the build such as solar panels and electric vehicle charging. The rest of the approved masterplan for the site will remain the same.
The proposals were approved by the Panel on Tuesday 2 September subject to a list of conditions and the conclusion of a Section 75 Legal Agreement with Barratt Homes. This will regulate the how the site is developed, from securing land needed for schools and other key community infrastructure to financial contributions and affordable housing provision.
Construction at Durieshill is expected to span 30 years and will also include new schools, local shops and business park, civic areas, new playparks, community woodland and active travel routes to Stirling and Plean.
It is hoped around 130 new jobs will be created during construction and a further 770 post-construction in the new commercial centre, community facilities and business units.
In 2023, Stirling Council also approved support for the capital investment needed for delivering the education and transport infrastructure – almost £57 million spread over 24 years.
Durieshill was first identified as a preferred location for a major growth area by Stirling Council in 2004 and is an allocated site within the Stirling Local Development Plan.
The development will also support biodiversity by providing 20 hectares of additional tree planting, including regenerated community woodland.
