This decision - made a recent meeting of council – marks a pivotal moment in realising the long-term vision of the Forthside Masterplan, a blueprint for a new riverside community in Stirling that blends high-quality housing, commercial opportunities, active travel networks, sustainable infrastructure, and public space – all just minutes from the city centre.
Open for investment, innovation and community-focused development
Stirling Council Leader, Cllr Gerry McGarvey said: “The Forthside site is one of the most exciting regeneration opportunities in Scotland.
“The Council’s approval to market this prime riverside site shows our determination to unlock the potential of this area and deliver a thriving, inclusive neighbourhood that complements Stirling’s unique character and supports sustainable urban living.
“Forthside isn’t just a regeneration project – it’s an investment in our future that will lead to significant economic, social and environmental benefits for Stirling and the wider area.
“This site will provide much-needed housing in a central, sustainable location and act as a catalyst for the wider transformation of Stirling’s riverside. The decision to market the site now sends a strong signal that Stirling is open for investment, innovation and community-focused development.”
The ‘urban riverside living’ site spans approximately 0.72 hectares and is earmarked for around 120 new homes, with a proposed mix of affordable and private units.
The development will enjoy direct access to the city’s excellent rail and active travel infrastructure, and is close to key cultural, leisure and civic assets – setting the tone for future phases of the wider Forthside regeneration, which includes the 34-acre site previously owned by the Ministry of Defence where the new Stirling Studios facility will be created.
In line with Stirling Council’s commitment to transparency and best value, the sale will be conducted through an open market process led by a nationally procured property marketing consultancy. Initial marketing will begin in June 2025, with bids expected by early September and a preferred developer brought forward for council approval by the end of the year.
