After your Conservation Area Regeneration Scheme grant has been agreed

If you've gone through the full application process and formally accepted a grant offer, you'll still need to take some specific actions.

Before work begins

Informing your contractors

Once your contract with Stirling Council has been approved, you can accept your contractors' tenders and agree a start date.

Insurance

You must make sure that there's adequate insurance for any:

  • property
  • works
  • materials
  • goods

All of these must be covered for their full reinstatement value against loss or damage. This includes inflation and professional fees.

You must provide the Conservation Area Regeneration Scheme Project team with copies of any insurance policies. You should do this as soon as you can, and before any work begins.

During work

Health and safety

You and your contractors must make sure that all work complies with the Construction (Design & Management) Regulations 2015.

If you want to use scaffolding at your site, you'll need to get a permit. To get advice on this, contact our Planning team. You should not remove scaffolding until after the final inspection.

If the position of scaffolding, skips or actual work will impact on your neighbours, you should make sure that:

  • you tell them about this as early as possible
  • you have the correct permissions for this

Our Planning team can provide guidance on the relevant permissions.

Displaying information about your grant

During the period of work, you must clearly display boards that acknowledge the grant you've received.

The Conservation Area Regeneration Scheme Project Officer will advise you on this, and will supply the boards.

Wildlife

You must make sure that wildlife is protected during the period of work. In particular, and to avoid potential prosecution, you must take steps not to disturb any:

  • bats
  • nesting birds

Site visits

Funders or members of the Conservation Area Regeneration Scheme Project team might want to visit your site to check on progress. If you get any requests from these parties, you must allow access.

At the end of work

Completion certificate

If your project needed a building warrant, you must:

  • get a building control completion certificate
  • send a copy of it to the Conservation Area Regeneration Scheme Project team

Final site inspection

When work has been completed, the Conservation Area Regeneration Scheme Project Officer will contact you to arrange a final inspection.

During the monitoring period

The monitoring period begins once all work has been completed. In all cases, it lasts 15 years.

During this period, you must tell us if you decide to:

  • sell your property
  • exchange your property
  • lease out your property

If you sell your property during the monitoring period, you'll need to pay back part of your grant. We explain this 'clawback period' on the grant amounts and payment page.

Ongoing responsibilities

In all cases, you must:

  • make sure that your property is adequately and appropriately maintained
  • conduct an annual inspection of the state of repair of the property

This is a condition of your grant.

You must also let us know if at any point you decide to:

  • extend the building
  • alter the building
