Pre-action requirements and seeking repossession of private rented housing on rent arrears grounds
New measures to support landlords working with tenants that are struggling to pay their rent came into force on 30 September 2020. These measures are part of the Rent Arrears Pre-Action Requirements (Coronavirus) (Scotland) Regulations 2020.
Landlords who have issued a notice to a tenant to leave on or after 7th April 2020 and then made an application to repossess the property due to rent arrears to the First-tier Tribunal in part or in full after 26th May 2020 will need to show the Tribunal how they have complied with the pre-action requirements.

PRS Landlord (non-business) Covid-19 Loan Scheme
The Scottish Government PRS Landlord (non-business) Covid-19 Loan Scheme is now available for applications https://news.gov.scot/news/aid-for-private-rental-landlords. This is a short-term emergency interest free loan, available to landlords who have 5 or less rental properties and will fund lost rental income from a single property. Landlords should still, of course, engage with their tenants as detailed in the guidance https://www.gov.scot/publications/coronavirus-covid-19-landlord-and-letting-agent-faqs/.
